CCA Design and Drafting provide a full range of services to take your project from its initial conception to achieving all necessary building and other approvals needed to commence the construction stage.
Our team has many years experience and throughout the process will keep in contact and be available to address any questions or concerns you might have, no matter how minor they may seem.
Services
1. Feasibility. One of our Design Team consultants will visit you, at a mutually convenient time, to discuss your requirements for additional space. During that visit, the Design Consultant will give you an idea of what is possible and what options or alternatives may be available. Importantly, the Design Consultant will give you a good idea of what your home addition is likely to cost.
2. Concept Design. On your go ahead, the Design Consultant will apply his skills to prepare concept design(s) for your approval. Interpreting your Design brief into a workable solution is an iterative process, involving a combination of face-to-face, phone and email communication, along with formal presentations by the Design Consultant. Documentation that we provide includes Sketches, 3D impressions and a Specification of Inclusions.
3. Working Plans. Once you have approved the Concept Design, we will arrange for detailed plans to be prepared by a professional draftsperson. These plans show the scope of the new works in the context of the existing home.
4. Other Inclusions. While the Concept Design is being prepared we will perform a number of activities to help validate that your requirements can be achieved, i.e.
- Obtain a certificate of structural adequacy from a certified Engineer
- Prepare a preliminary Basix Certificate
- Obtain Sewer diagrams
5. Development Application. We offer a full range of services to prepare documentation for Councils and other authorities to a very high standard.
Charges
We operate on the principle of fairness, i.e. that you should only pay for the actual work that we do on your behalf. For that reason, our professional design and documentation fees are based on the size of your project, not on its expected construction cost!
1. Initial Consultation. We require payment of $385 which provides you with a consultancy service by our Design Consultant for an initial visit of around 3 hours. All of our Designers specialise in the design of Home Additions and Extensions. At the end of the consultation you will have a good idea as to how your requirements can be achieved and an indicative price to achieve them.
2. Concept Design. After the initial consultation, should you be willing to proceed towards a concept design, we will provide a Quotation outlining our charge to prepare a Concept Design and detailed Working Plans.
3. Council Lodgement. Separately, and based on a variety of factors including the Scope of your design and location of the Property, we will provide a Quotation to prepare all required Council documentation including, where necessary, Shadow Diagrams, Heritage Consultants report, Environmental Impact Statement, etc.
